It's negotiable and set by local custom. In most Florida counties the seller customarily pays for the owner's title policy and chooses the closing agent. In a few counties, including Miami-Dade, Broward, Sarasota and Collier, the buyer customarily pays and chooses the agent. Either way, it can be negotiated in the contract.
Florida sets title insurance premiums by law, so the rate is the same no matter which agent you use and is based on the property's price. As a guide, it runs about $5.75 per $1,000 of value up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million. Our closing cost calculator gives you an instant estimate.
A lender's policy protects the mortgage lender's interest in the property and is required on most financed purchases. An owner's policy protects you, the buyer, against covered title problems for as long as you or your heirs own the property. It's paid once, at closing.

A typical financed residential closing takes about 30 days from contract to closing. The timing depends mainly on the lender, the title search, and any survey or inspection contingencies. All-cash purchases can often close faster.
Florida charges a documentary stamp tax on deeds of $0.70 per $100 of the sale price ($0.60 per $100 in Miami-Dade County, plus a surtax on properties other than single-family homes). Financed purchases also pay $0.35 per $100 on the mortgage and a 0.2% intangible tax. Our closing cost calculator includes these.
Bring a valid government-issued photo ID for each person signing. Your closing funds should be sent by wire transfer in advance, using instructions confirmed by phone with our office. We'll send you a checklist before your closing date.

Yes. You can sign through Remote Online Notarization (RON) or with a mail-away closing package, so you don't need to come to our office.
RON lets you sign and notarize your closing documents online through a secure audio-video session, without visiting our office. Florida law authorizes RON, which makes remote and out-of-state closings simple.
Yes. A 1031 exchange lets investors defer capital gains tax by reinvesting sale proceeds into like-kind property. Key deadlines: you have 45 days after the sale to identify replacement property and 180 days to complete the purchase. Talk to your tax advisor about your situation, and we'll coordinate the closing side.
In a double closing, an investor buys a property and resells it on the same day. Transactional funding is short-term financing for the first purchase, repaid from the second sale. We regularly handle both for investors and wholesalers.
